Let Yourself In. Redfin Launches Self-Tour Feature for Vacant Listings

On March 27, Redfin launched Direct Access tours of our vacant brokerage listings, letting buyers safely self-tour our sellers’ homes without having to meet an agent at the property. Buyers can use their Redfin app to unlock the door and visit these homes, on their schedule, any day of the week from 8 a.m. to 8 p.m. 

The Direct Access program is currently available to Redfin customers selling vacant homes in Austin , Dallas , Houston , Inland Empire , Las Vegas , Los Angeles , Orange County , Palm Springs , San Antonio , San Diego , Santa Barbara and Ventura County . We plan to expand this option to additional markets, beginning with Phoenix in early May. Redfin is the first major brokerage to outfit its sellers’ listings with smart locks to let buyers take self-guided tours.

“During this time of uncertainty, my sellers are enthusiastic about anything that makes it easier for buyers to see their homes easily, safely, and with limited in person interaction,” said Nicole Nodarse, a Redfin agent in Houston who currently has three listings on the market that are offering self-tours. “Direct Access is another tool we can use to market our sellers’ homes to potential buyers, in addition to offering video-chat tours and virtual walkthroughs .” 

Redfin began offering Direct Access self-tours for homes that we own through RedfinNow last year. About 1 in 6 RedfinNow homes with Direct Access were purchased by buyers who self-toured the home they bought. We were building this feature for our brokerage customers selling homes and accelerated the launch to help buyers and sellers stay safe while social-distancing measures are in effect. Self-tours give prospective buyers access to participating Redfin-listed, vacant homes when traditional agent-led tours are limited by health concerns or local ordinances. 

“We always knew buyers would like the convenience of self-touring, but it also happens to be the safest way to get into a home in an era of social distancing,” said Redfin CTO Bridget Frey. “Just as video chats are replacing family gatherings, Direct Access and smart locks can replace the need for a real estate agent to drive to a home and open the door for you.”

Look for homes that have the self tour banner on Redfin.com and our mobile apps.

How does it work? 

Simply open your Redfin app and search for the home’s address. Once you’ve arrived at the home and completed our identity verification process, you can tap the “unlock” button and tour. Redfin Direct Access homes are outfitted with smart locks that sync with our mobile app.

Are homes safe to tour? 

Redfin encourages visitors to take safety precautions—such as wearing masks, limiting tours to one group at time and avoiding frequently touched surfaces. We remind folks of these precautions via app alerts and through signs posted in the home and encourage buyers to sanitize when they conclude their tour.

What if I have questions or problems with my tour? 

Redfin’s licensed support agents are available by phone to assist customers with any questions about their self-tour. 

How do I get Direct Access for my home?

Direct Access is currently available for vacant homes listed with a Redfin agent in Austin, Dallas, Houston, Inland Empire, Las Vegas, Los Angeles, Orange County, Palm Springs, San Antonio, San Diego, Santa Barbara and Ventura County. We plan to expand this option to additional markets, beginning with Phoenix in early May. How does Redfin keep homes secure and buyers safe? 

Redfin requires all buyers to complete an identity verification process prior to self-touring homes and uses technology to monitor touring activity, among several other safety and security measures for the program. Homeowners can rest easy with our Redfin Direct Access Guarantee , which will cover up to $100,000 of out-of-pocket expenses for any theft in or damage to the seller’s home directly resulting from this program. 

Can I see the home with a Redfin agent or schedule a tour with another agent? 

Yes. Buyers are welcome to arrange a tour with an agent either in-person (where stay at home orders allow) or via a video-chat with an agent. Buyers can also explore the majority of Redfin listings from the comfort of home via virtual walkthroughs, which let buyers explore 3D scans of homes to inspect every nook and cranny. 

Are multiple buyers able to see the property at the same time?

Our app reminds buyers that they may encounter other visitors touring the home and instructs them to enter one group at a time and take common sense health and safety precautions while touring. There is more than just one way for prospective residents to explore rentals and new homes in our digital era. In the past, in-person tours with a real estate agent were the primary method to visit a rental or real estate listing. However, as prospective renters and buyers needed more options to check out a property, self-guided tours came into the equation.

Virtual tours make it easier to tour rental properties and vacant listings, expediting the home sale and leasing processes. What are self-tours in more detail, how do they work, and how can landlords determine whether this option is ideal for their real estate marketing strategy?

What’s a self-tour for a house?

A self-guided home tour is when potential buyers or renters explore a home or property on their own, without a real estate agent or leasing office representative. This is made possible using technology such as a mobile app, keypad, or digital lockbox to access the property.

During a self-guided tour, you can move through the home at your own pace during your schedule time slot. This gives you the privacy to take notes about its features and get a feel for the space without anyone else’s input. As more prospective residents want flexibility and landlords wrestle with busy schedules, self-tour walk-throughs solve a multifaceted issue in one fell swoop.

How do self-tours work?

Self-tours are easy to get when it’s available. Typically, you can access a self-tour scheduling link online when looking at a home listing on a rental or homebuying website. Here are the basic steps, which may differ depending on what self-tour option available to you:

  • Go to a home or rental listing website and search for a “self-tour” link or button associated with the listing.
  • Open the tour scheduling option and select a property and time slot that works for you. There are various apps and programs that make this happen, like UTour .
  • After you schedule the tour, you’ll receive a unique access code or digital key, that grants you entry to the property at the agreed-upon time.
  • Go to the property at your appointed time and enter the code given into the keypad, which is usually at the front door, and start exploring!
  • While touring the home, please be respectful and leave the place exactly how you found it. Take off muddy shoes to not leave tracks in the home.
  • After you are finished, turn off any lights, shut off faucets, and make sure all doors are locked and secure. You can also follow up with the landlord, leasing agent, or your own agent to tell them your thoughts.

Some self-guided tours incorporate technology, such as mobile apps or virtual guides, offering additional information about the property and its surroundings. After the tour, you can communicate with the selling agent or property manager to express interest or get more information.

“How is this safe?”

Good question. Many people ask us how we make sure that self-tours don’t open pandora’s box to a variety of issues. The answer is that we take multiple precautions to make sure the property is protected.

  • We verify each visitor using photo identification coupled with a set of pre-qualifying questions that must be answered correctly to enter the property.
  • Each property has a limited amount of available self-tours allowed per day. Landlords can modify what hours visitors are permitted too, i.e. business hours.
  • To access the property, visitors enter through a secure remote method, which usually involves an electronic lockbox on the property. The type of entry method will differ based on the property, but it will have the same concept of exclusive entry for the visitor and nobody else.

Using identify-verifying technology and making access limited for each visitor, property management companies and landlords enhance security while providing flexibility for visitors to move through the property at their own pace.

Find the Homes You Want to Tour

Start by finding your perfect rental home here . Once you’ve found a home that you want to tour, follow the process below.

Create an Account

  • Click the “ Self Tour” button on the right side of the page of the home you would like to tour.
  • You’ll be re-directed to that home’s page on Rently, our smart-home access provider. There you’ll be asked to create an account. If you already have a Rently account, you’ll need to login.
  • Once you’ve created an account, Rently will send a text to the phone number you entered. The rest of the self-showing process will now take place on your mobile phone.
  • Click the link in the text message you received and log into your account. The first time you log into your account, you’ll need to take a photo of the front and back of your photo ID and take a selfie to show that it’s really you. You will not be able to tour a home without completing those steps.
  • Next, you’ll need to enter a credit or debit card to select and pay the fee for self-touring options .

And that’s it! Your account should be active, and you should be able to tour our homes.

With your active account, you’ll just have to let us know when you plan to visit the home. Homes are available for touring seven days a week during operating hours (varies per city). Once you schedule a time, you’ll receive a text to confirm your scheduled appointment and to give you the link you’ll use to check-in when you arrive at the home.

Directions to the home

You'll receive a message with a link. If you need help navigating to the home, simply click the “Directions” button.

At the front door

Once you arrive at the home, open the link you were texted, select that you are at the home, and locate the smart lock or the lockbox on the front door.

After answering a couple of quick questions, it’s time to unlock the door.

To open the smart lock:

  • Enter the serial number that is on the lock into the field on the app
  • You’ll receive an access code.
  • Use the buttons on the smart lock to enter the access code. Some locks have buttons with two numbers listed on each button. For these locks you'll only need to press the button once to register the second number. For example, to enter "2", press the "1 | 2" button once.

The smart lock will unlock for 30 seconds.  Please note: If you experience issues accessing the home, please visit this site , which will walk you through solutions to common challenges. 

To open the lock box:

  • Enter the serial number that is on the top of the lockbox into the field on the app
  • Follow the on-screen instructions to enter the access code. 

Grab the key from the lockbox and head inside.  Please note: If you experience issues accessing the self touring lockbox,  please visit this site , which will walk you through solutions to common challenges. 

Touring the home

Please, take your time looking around the home. We’ve included a number of signs to help point out the features of the home and the benefits of renting with Progress Residential.

After Your Tour

When you’ve finished touring the home, exit through the front door and close it securely.

If the home has a smart lock, press the "lock" button. Then, re-open the same webpage on your mobile phone and click the “All Locked Up” button.

If the home has a lockbox, return the key to the lockbox and re-open the same webpage on your mobile phone and click the “key returned” button.

Once you’ve done that, you’ll receive a quick survey to let us know about your home tour experience and what you thought of the house.

If that’s the house for you, we encourage you to apply as soon as possible before someone else rents it. If the home didn’t meet your needs, please keep looking, we have plenty of other homes that may work better for you.

The extensive, time-consuming and often cumbersome process of scheduling a home tour can be exhausting and complicated for all parties involved. Oftentimes it can take anywhere from two to three hours to schedule a showing that will last 15 minutes. In today’s busy world that outdated process doesn’t cut it anymore. Thankfully, with techology and innovation of self-tours or self-showings, we can ease the hassle of both scheduling, showing and renting potential properties.

Progressive and innovative property management and tenant placement companies, like Ziprent, are utilizing technology to facilitate self-tours, so that all parties involved can spend less save time scheduling showings and more time renting or seeing them.

1. What is a self-tour?

A self-tour or a self-showing is when an agent or owner typically leaves a lockbox or uses an electronic keypad to grant access to the home. The tour is scheduled online and the potential tenant has the freedom to view the home during their pre-scheduled time slot. This system completely eliminates the need for any unnecessary back and forth between both parties when trying to coordinate a showing.

Before self-tours were a thing agents or owners had to carve time out from their day to schedule a showing and be on-site with the potential tenant. Now owners, agents and property management companies, like Ziprent, can speed up the entire process and get the rental property off the market faster. This means less time your property sits vacant and income is being generated.

Of course, for the protection of the home, agents and owners do not just simply hand over the code or the keys. Self-tours require special screening and verification for the protection of both the home and the owner.

2. How safe is a self-tour?

At Ziprent, we have a multi-step process that renters must go through to secure their self-tour showing time and receive the entry instructions. First, you must request a visit on the property listing's page. Current listings can be found here - https://www.ziprent.com/renters .

We require a valid phone number and email address. Additionally, we capture the user's IP address when the "Request a Visit" is submitted for a property. We then send a text with requires a response in order to receive the email with the lockbox instructions. The lockbox code sent to the interested renter will only work during the hours requested.

If the renter misses their scheduled timeslot, they are either required to rebook or contact us for assistance. This double verification process ensures that the renter has supplied accurate contact information in the case of any issues.

Ziprent also holds a liability policy to protect our owners in the very rare case there are any issues with the showing.

Since 2017 when Ziprent started, we’ve scheduled over 12,000+ showings and not once have we had an issue with any of our self-tours. A testament to both the technology and the process.

3. What are the benefits of a self-tour?

Self-tours helps owners, agents and renters speed of the overall leasing process.

For owners and agents the traditional in-person showings can be time consuming both to schedule and to show the property itself. If you have multiple showings in one day, which is typical, a leasing agent or owner can find themselves showing the house for hours on end without actually leasing the property.

Along with convenience, typically, those who schedule a self-tour are more qualified renters. To be able to view a home via self-tour, the renter must create an account and submit personal information, which is just enough upfront effort that they are probably pretty serious about renting the property.

Because self-tours can be scheduled online, without any direct contact between the parties, self-tours alleviate the need for the lengthy back and forth necessary to find a time that’s convenient for everyone. Instead, the leasing party can be available by phone or email to answer any additional questions after the tenant has viewed the property.

They also help increase visibility and exposure, allowing for multiple showing per day. The efficient process behind self-tours can get a home rented faster than traditional leasing methods.

On top of all of this the owner and agents get up-to-date, real time analytics on property views, tours scheduled and more.

For renters, a self-tour eases the stress of trying to find a place to rent. Oftentimes, potential renters have limited schedules. The ability to plan tours without the restrictions of multiple conflicting schedules makes it convenient, stress-free, and easy to accomplish. Many renters must search for homes before or after work, which is not always convenient for leasing agents who work a 9 to 5. With a self-tour, the property can be viewed after hours or even holidays, relieving the leasing agent and owner from on-call tours.

Once a showing is scheduled the renter can take their time viewing the property at their leisure, utilizing their entire time slot if needed. There is no feeling of being rushed or the obligation to have lengthy conversations about the home prior to moving forward.

Once you find the home you want to visit, scheduling a self-tour is easy:

  • Enter your email address to create an account.
  • Select a date and time to tour the home.
  • Verify your identity through one of the provided options.
  • Check your email for home details and a code to unlock the front door.

On the day of your tour, arrive at your selected time and enter the home using your door code. Once inside, you can personalize your self-guided home tour experience:

  • Explore at your own pace—you have the entire tour time to yourself!
  • Scan a QR code in the home to access community information.
  • In homes that are outfitted with an Amazon Echo, you can ask Alexa questions about the home.

When your appointment time is over, simply close the front door behind you to end your tour (don’t forget your belongings!). Our Community Representatives will be in touch to answer any questions you may have.
