The company is now looking to downsize to about 300,000 square feet (27,871 square meters) of new office space in the Miami area, according to a person familiar with the matter, who asked not to be named citing private discussions.
Carnival expects to remain at its current headquarters in the city of Doral for the next two years. The building dates back to the 1980s and encompasses 470,000 square feet. A spokesperson confirmed that the firm is “exploring options for new office facilities.”
Carnival hired brokerage Cushman & Wakefield Plc to handle the sale, a spokesperson for the brokerage confirmed, declining to add further details. The last recorded sale of the property dates back to 1983, when it was acquired for $16.6 million.
The decision to sell reflects a broader trend of companies reevaluating their office space needs in the post-pandemic era. While some tenants are looking to upgrade their facilities to entice employees back to the office, others are downsizing to reduce costs.
For Carnival, the sale is a chance to unlock a potential windfall from decades of real estate growth in Doral, where property values have soared alongside the area’s condo boom and the popularity of Donald Trump’s Blue Monster golf course. But it will also mean the company will be navigating a red-hot market to find new office space in the Miami region.
Currently, Carnival’s Doral headquarters is about 15 miles away on gridlocked highways from the port of Miami, where Carnival ships dock.
Royal Caribbean Cruises Ltd., which unlike Carnival is based inside the port, has recently broken ground on a new 10-story headquarters building in the vicinity. MSC Cruises SA, which is building a new cruise terminal at the port, said it will move its US headquarters to a downtown Miami office building near the port as well.
Carnival’s move to upgrade its headquarters underscores how well the cruise industry has done in recent years. Carnival, one of the largest cruise companies in the world, has seen bookings bounce back to a record since the pandemic. The company has 120,000 employees globally and serves about 13 million cruise vacationers per year.

Carnival Eyes Real Estate Jackpot: Reportedly Plans To Sell Miami HQ Amid Post-Pandemic Shifts
Carnival Corp (NYSE:CCL) is reportedly eyeing the sale of its long-held Miami headquarters to capitalize on real estate gains, seeking a smaller office footprint amid post-pandemic changes.
The cruise operator plans to sell its 470,000-square-foot Miami headquarters, aiming to downsize to approximately 300,000 square feet in a new location, reported Bloomberg , citing a person familiar with the matter, who asked not to be named citing private discussions.
The decision to sell the headquarters in Doral, Miami, which Carnival has owned for around 30 years, signals a strategic shift for the cruise giant, the report added.
While Carnival plans to remain in its current location for the next two years, the move to sell represents an opportunity to unlock significant value in Miami’s burgeoning real estate market.

The Cayman Islands Is Planning a New Boutique Cruise Destination
Carnival Just Revealed More Details on Its New Grand Bahama Cruise Port
Carnival Cruise Line is in the process of developing a major new cruise destination on the island of Grand Bahama, and now the company has revealed more details on the project.
Carnival’s Celebration Key will be featuring a retail destination called Lokono Cove, named by Grand Bahamian Deidre Ramhming, who sent in the winning name in an island-wide contest.
Lokono Cove will put Bahamian culture in the spotlight, with local music, sweeping murals painted by Bahamian artists and local bites.
The name Lokono means “the people,” and comes from the Lucayans, the first inhabitants of The Bahamas.
Lokono Cove will also be a the departure point for guests who take shore excursions in Grand Bahama.
“Lokono Cove will be a treasure trove – a place for our guests to immerse themselves in the spirit of The Bahamas and find locally-inspired keepsakes, symbols of paradise they can share with loved ones, or cherish for themselves for years to come,” Duffy said in a statement obtained by Caribbean Journal. “Honoring the beauty and culture of the Bahamas is integral to our plans for Celebration Key, and that will be on display throughout Lokono Cove. It’s a special honor that locals from Grand Bahama have contributed already in an impactful way, giving this portal its name.”
The Lokono Cove announcement was made during this week’s Seatrade Cruise Global conference in Miami Beach, which is bringing together the worldwide cruise industry for a week of talks and meetings.
Carnival first announced its plans for Celebration Key last year . It is planning to open the new cruise destination in the summer of 2025.

Carnival Cruise Line to Downsize Miami Headquarters
By nick trombola april 10, 2024 1:18 pm.
Carnival wants to spend more time on the sun deck and less in the office.
Despite its status as one of the world’s largest cruise lines, Carnival is aiming to downsize from its sprawling 470,000-square-foot headquarters at 3655 NW 87th Avenue in Miami, Bloomberg reported.
For its new space, the company is looking for about 300,000 square feet in the Miami area, a reduction of about 36 percent. The company has listed its current headquarters for sale and has tapped Cushman & Wakefield to broker a deal.
A C&W spokesperson confirmed it was hired by Carnival, but declined to comment further.
Carnival has called the facility on Northwest 87th Avenue home for about 30 years, having purchased the property in late 1994 for $23 million, according to property records.
“We informed our team members last fall that we are exploring options for new office facilities in South Florida,” spokesperson for Carnival told Commercial Observer in an email. “As we search and evaluate, we expect to continue operations in our current headquarters for at least the next two years.”
Carnival isn’t the only cruise company rethinking its headquarters and office space in the post-COVID world. Swiss cruise company MSC Group announced earlier this year that it would take about 130,000 square feet at a mixed-use development under construction near Miami’s downtown. MSC is also building a new four-story cruise terminal at PortMiami , which is expected to handle three ships and up to 36,000 passengers per day at any given time.
Meanwhile, Royal Caribbean Group has also recently broken ground on a 10-story, 380,000-square-foot headquarters campus at PortMiami, according to the South Florida Business Journal .
