Virtual Tours for Properties in London

Virtual Tours for Properties

The landscape of virtual tours for properties in London is continuously changing and evolving, allowing real estate and homeowners to showcase properties to potential buyers like never before.

With the rise of virtual tours, it has become more important than ever for property owners and agents to embrace this cutting-edge technology.

In this blog, we will introduce you to some of the top London-based virtual tour specialists who are helping redefine the real estate landscape.

We will explore the numerous benefits of virtual tours in the property market, discuss different virtual tour types, and highlight the best platforms to create immersive and engaging experiences for potential buyers.

Benefits of Virtual Tours for London Properties

Virtual tours have been transforming the way people view and interact with properties in London. The following are some of the key benefits of incorporating virtual tours into your property listings:

Expanding property exposure and attracting international buyers: London’s real estate market is renowned worldwide, and with virtual tours, you can showcase your property to potential buyers across the globe.

This not only increases the visibility of your listing but also helps attract international buyers who might not have the opportunity to visit the property in person.

Time and cost savings for London agents and clients: Virtual tours enable potential buyers to explore properties from the comfort of their own homes, reducing the need for multiple in-person viewings.

This saves both agents and clients time and effort, allowing them to focus on other aspects of the buying process.

Enhanced buyer engagement and visualization: Virtual tours provide a more immersive and interactive experience than traditional property images

They help potential buyers visualize the property’s layout, design, and flow, making it easier for them to imagine themselves living in the space.

This increased engagement often leads to quicker decision-making and a higher likelihood of property sales.

Facilitating remote viewings for London’s busy property market: The fast-paced nature of London’s property market can make it challenging for buyers to find the time for in-person viewings.

Virtual tours offer the flexibility to explore properties remotely, at any time that suits the buyer, ensuring they don’t miss out on their dream home.

By embracing virtual tours for your London properties, you can enhance the overall buying experience and increase the chances of a successful sale.

Popular Virtual Tour Types for London Properties

There is a range of virtual tour types available to showcase London properties, each with its unique features and characteristics.

Here, we will delve into four popular virtual tour types and discuss how they differentiate from each other to help you choose the best option for your property listings.

360° photography tours: These tours consist of a series of interconnected 360° panoramic images that allow users to navigate through the property by clicking on hotspots or arrows.

The viewer can look around each room, giving them a sense of the space and layout. 360° photography tours are cost-effective and relatively easy to create, making them a popular choice for many agents.

3D walkthrough tours: These tours offer a more immersive experience, as they use 3D models of the property, allowing users to walk through the space as if they were there in person.

High-quality 3D scans and rendering create a realistic representation of the property, providing viewers with a better understanding of its dimensions and features.

Although 3D walkthrough tours may be more expensive to create, they offer an exceptional level of detail and interactivity.

Video walkthrough tours: These tours involve creating a video that guides viewers through the property, highlighting its key features and layout.

Video walkthroughs can be either live-action or animated, and often include narration or background music to enhance the viewing experience.

While video walkthroughs may not offer the same level of interactivity as other virtual tour types, they can be an effective way to tell a compelling story about the property and engage potential buyers emotionally.

Virtual reality (VR) property tours: These tours take virtual property viewings to the next level by offering a fully immersive experience using VR headsets.

Users can explore the property in a 3D environment, interacting with objects and features within the space.

VR tours are the most advanced and engaging type of virtual tour but may require more investment in terms of technology and content creation.

In summary, each virtual tour type offers a unique approach to showcasing London properties. 360° photography tours provide a cost-effective and straightforward solution, while 3D walkthroughs offer a more immersive and detailed experience.

Video walkthroughs can help engage viewers emotionally through storytelling, and VR tours provide the most advanced and interactive form of property viewing.

It’s essential to consider your budget, target audience, and specific property features when selecting the best virtual tour type for your London property listings.

The next section will explore the most popular platforms for creating virtual tours for properties in London.

It took eight years and $15 million to build the villa, and another year to complete the Italian Renaissance-style gardens and Vizcaya Village, which consists of 11 buildings across 12 acres, including greenhouses, fields, staff quarters, a garage, barns, and workshops.

The Frick Collection is located on Fifth Avenue and is one of the last remaining Gilded Age mansions in New York City. It is now a National Historic Landmark, and, along with the University of Virginia—which was also one of Jefferson’s designs—a UNESCO World Heritage Site. If Monticello looks familiar to you, it’s probably because it’s on the reserve side of the nickel.

Frida Kahlo Museum, Mexico City, Mexico

General Views Of Mexico 2019

In 1958, just four years after Frida Kahlo’s death, her eye-catching, bright blue house in Mexico City became a museum. Not only was Frida Kahlo born and raised in this historic home, it was also where she lived with her husband and fellow painter, Diego Rivera, and later, where she passed away. Diego Rivera donated the house in 1957 so that it could be turned into a museum in honor of his late wife. Kahlo’s house has since been operating as both a historic house museum and an art museum for over 60 years, and it is now the most visited museum in Coyoacán. Artworks by both Frida Kahlo and Diego Rivera are on display in the home.

Isabella Stewart Gardner Museum, Boston, MA

Isabella Stewart Gardner Museum, Boston

The onetime home of Isabella Stewart Gardner was built in 1903 and is a designated Boston Landmark. As is evident when looking at the home's Instagramable courtyard, the building was inspired by a 15th-century Venetian palace. Isabella Stewart Gardner once said that she wanted her extensive art collection to be exhibited “for the education and enjoyment of the public forever.” Well, so far, so good! The museum is home to American, Asian, and European art, including paintings, tapestries, sculptures, and decorative arts.

Lyndhurst Mansion, Tarrytown, NY

USA - New York - Lyndhurst Estate

This spooky Gothic Revival mansion, built in 1838, was once the home of railroad tycoon Jay Gould. It sits on 67 acres and overlooks the Hudson River. The National Historic Landmark home was used as a filming location for The Blacklist, Project Runway, House of Dark Shadows, and Night of Dark Shadows, to name a few. Former owner Jay Gould had a 243-foot yacht built so that he didn’t have to take the nearby railroad built by his archnemesis, Cornelius Vanderbilt. Talk about rich people problems...

Mount Vernon, Mount Vernon, VA

Estate, Property, House, Natural landscape, Home, Building, Tree, Cottage, Manor house, Mansion,

Mount Vernon began as a one-and-a-half story home built by George Washington’s father, Augustine, in 1734. It went on to become the plantation of George and Martha Washington, the first President and First Lady of the United States of America. The architectural style of the home is described as loose Palladian, which is a European style inspired by Ancient Greek and Roman structures. Mount Vernon was expanded twice during George Washington’s lifetime, in the late 1750s and in the 1770s, and it was his home until his death in 1799. In 1858, the Mount Vernon Ladies’ Association acquired the historic home and saved it from ruin by restoring it.

London Virtual Tours: Ways to explore London from home

London is still on our bucket list . Other than a short layover, we have not explored London intimately (yet). We use online travel resources from Google Maps, virtual tours (like this one), online reviews, travel blogs/websites, etc.

Books (history, fiction, and non-fiction, Lonely Planet guides) are super useful in planning and narrowing down to attractions and tours we like to take. Travel books filled with photos definitely fuels wanderlust inspiration any day and anytime!

360 Visit London – Virtual Tour

For those who have never explored London, this is a good place to start. This is not only a planning tool but an all-in tour, where you choose your place of interest, enjoy the landmark interiors and learn about its history.

On the homepage, you will see options for Westminister Abbey, Royal Albert Museum, Big Ben, Buckingham Palace, and more.

City of London Virtual Tours

Houses of Parliament – Virtual Tours in London

The two Houses of Parliament – the House of Commons and the House of Lords – are located at the Palace of Westminster, in the United Kingdom.

The Palace name is derived from the Westminster Abbey located nearby. The original palace site dates back to the 11th century and is owned by the royal monarch who retains its original status as a royal residence.

The Westminister Palace virtual tour includes an exploration of the following areas – House of Commons and House of Lords chamber, central, peer and member lobby, Royal Gallery, and the Prince’s Chamber.

There is a ‘Women and Parliament’ virtual tour included online, which showcases research and content from the 2018 exhibition ‘Voice and Vote’.

The British Museum – London Virtual Tours

Calling all history fans – this is the BEST museum to learn and virtually see your history lessons come to life!

The British Museum is a public institution in the United Kingdom. It is dedicated to human history, art and culture, and is one of the largest in the world. Many of the collections were sourced during the era of the British Empire from across the globe.

There are a couple of ways to explore this museum. British Museum with Google, allows you to choose continents and eras and then learn about each period, in chronology. Learn more about it here.

Google Arts and Culture Society has a great website with reading materials, documentaries, and virtual tours. We enjoy a mix of videos, articles, and Google street-view types of sightseeing. If you are like us, you will enjoy this site. Click to learn more about it here.

Natural History Museum

The Natural History Museum is a paradise for those who are fascinated by landscapes, rocks, dinosaurs and fossils and flora and fauna.

The museum’s vast collection will keep everyone hooked from the young to the old. Through these virtual tours from Google Arts and Culture, you can ‘walk’ the museum corridors and online gallery spaces.

One of the most popular exhibits is Dippy the dino, where you can poke and explore the popular features of the extinct dinosaur, one of the must-visit places, if traveling to London with kids

For articles, exhibit updates, visit their official website.

Buckingham Palace Virtual Tour

One of the most popular things to do in London is to visit the Palace! Buckingham Palace is the royal residence and the administrative headquarters in London. This has been the site of weddings, ‘bucket list change of guards’, and of mourning.

The Palace is located in the City of Westminster and is a must-visit for every London first time visitor!

The first tour of the Buckingham Palace takes you to the Grand Staircase and then the White Drawing Room, the Throne Room, and the Blue Drawing Room.

Royal Albert Hall

The Royal Albert Hall is one of the most gorgeous buildings in the United Kingdom. A concert hall, with a capacity of 5200+,  it has witnessed some of the world’s finest artists performed here on stage since 1871.

The hall has showcased BBC Prom shows, tennis matches, film premieres, and awards, graduation ceremonies, as well as regular shows and recitals from the Royal Choral Society, Classical Spectacular, and recently the Cirque du Soleil.

London National Gallery

Trafalgar Square is on my bucket list . And the National Gallery of London is located at/near this famed square.

The National Gallery is home to over 2,600 paintings dating from the mid-13th century to the 1900s. The stunning gallery building was established in the 18th century and it has ‘rooms’ that are exhibition halls.

  • Via Google Street View, you can explore 18 of these exhibition rooms and their collections (2011). Click to view the gallery here.
  • You can also virtually tour the following rooms (360 Google view) – Rooms 4, 5, 9, 10, 11, 12, 15, and Central Hall (2016).
  • Sainsbury Wing VR tour with Renaissance paintings on display (created by Matterport 3D port). Click to view here

When you actually get to visit the National Gallery, remember the admission is free, and they have tons of exhibitions on a regular basis.

Churchill War Rooms – Virtual Tour

The Churchill War Rooms is home to the World War II Cabinet Rooms in London – a British heritage site.

For modern world history lovers, this is a must-visit as it includes the historic underground complex of the British command centre during the Second World War. The site also includes a biographical museum dedicated to the life of Winston Churchill, called the  Churchill Museum .

Tower of London Virtual Tours

The Tower of London has been a cradle of British history. It was besieged numerous times and was a sign of oppression and control. It has been used as a prison, armory, Royal Mint, and Public Records Office.

The Official Website is the Tower of London . On their website are short videos, articles, and details about exhibitions.

10 Drowning Street Virtual Tour London

10 Downing Street, or simply Number 10 is the official residence of the British Prime Minister. You might remember scenes from the famous movie, ‘Love Actually’. And today you can take a virtual tour of the famed residence.

As part of the EyeRevolution Project virtual tours of London, you can explore the great staircase, the cabinet room, the Prime Minister’s office, and the Pillared Room.

This residence was originally assigned to Sir Robert Walpole in the 18th century by King George II and has a remarkable story to share, which shaped the future of the country since its construction (1732-5).

Old Sessions House

The Old Sessions House was completed in 1780 and was originally built as a large gathering hall. It functioned as a courthouse until the late 19th century, also known as Middlesex Sessions House. The building was constructed in classical style, with a dome that resembles the Pantheon in Rome, Italy.

The building is where judges sat in sessions, and where prisoners were held. The Old Sessions House has a dungeon on-site as well.

Sneakpeak into a Georgian House in Whitechapel, East London Virtual tour

Wish to take a tour of a Georgian architectural house? You are lucky! This house in Whitechapel was recently restored with a mix of antique and vintage interiors – which are super stunning.

Through virtual tours, you can explore the different rooms and get inspiration for your ‘Georgian interior decor’ at home!

360 London House Tour

We were approached by David Wilson Homes to create a series of interactive virtual tours for their new show homes on their development sites. This 360 London house tour was created at Cane Hill Park, one of David Wilson Homes’ latest development sites in London.

David Wilson Homes needed an exciting and engaging way to show off the internal spaces of their homes in a way that traditional photography could not achieve.

We have been working closely with David Wilson Homes for a few years and have covered their development sites all over the South West and the Southern regions.

The Matterport 360 Virtual Tour technology allows us to gain a stunning insight into each show home and easily share this with potential homeowners in a variety of ways.

Highlight your most valuable features with annotations and video clips to give your customers an insight into what you do and what you have on offer.

The addition of ‘mattertags’ allow us to ‘tag’ up rooms. A tag is essentially a physical link which people can interact with as they walk through a room. These link back to webpages, for example giving the customer more information on the property through the use of video, pictures and webpages etc. its also a great way to link directly straight to a booking page for the show home itself.

The walkthroughs are also compatible with virtual reality goggles which is an exciting way to view the spaces and their potential clients/customers love interacting with the homes in this unique way.

Contact us if you’d like a virtual tour for your property/business.

Check out our dedicated Property Virtual Tour page

Fancy a virtual tour of your own space.

Showcase your space to potential customers without them having to step foot out the house.

Virtual tours are proven to boost engagement with your website, boosting sales and brand awareness.

Virtual london tours: the 10 best armchair travel experiences.

Why do you travel?

For some, it’s an opportunity to decompress, perhaps in a warm climate with a good book as a companion. Others seek out new experiences, including sampling local cuisine. But for many, travel is an opportunity to learn more about the place, its people, its culture and its history.

Extend your horizons beyond your living room by taking a virtual London tour of its iconic landmarks and flagship attractions. Here are the best of the bunch.

red-phone-boxes-covent-garden-london

1. Explore the British Museum from home

great-hall-of-british-museum-london

The British Museum is one of my favourite places to visit in London. But just because you may not be able to visit it doesn’t mean that you can’t dive into its vast collection.

Its online collection is outstanding, allowing visitors to search over four million object records online or to explore collection highlights and stories. Many of the museum’s objects have more than one image.

Podcasts are also available.

For a different virtual experience, you can take a  virtual museum tour with Google Street View , including the hugely popular –  and usually rammed – Egyptian Gallery.

2. Take a virtual tour of the National Gallery, London

trafalgar square at night with fountain in foreground

Google has also created  360-degree tours of the National Gallery , including seven rooms as well as its Central Hall. This virtual collection includes Renaissance masterpieces from the likes of Titian and Holbein.

And like the British Museum, you can search the gallery’s vast collection with almost 2,500 of its works available to view online.

3. Find out more about the Wallace Collection’s masterpieces

The Wallace Collection is one of those slightly off-the-main-radar art galleries in London.

Built over the eighteenth and nineteenth centuries by the Marquesses of Hertford and Sir Richard Wallace, this collection of paintings, sculpture, furniture, arms, armour and porcelain. It was bequeathed to the British nation in 1897.

It’s east to explore the  Wallace Collection highlights .

Want to know more about Frans Hals’  The Laughing Cavalier ? Then you are in luck. Where this virtual collection is head and shoulders over its neighbours is the depth of information offered on exhibits, even to the extent of providing suggestions for further reading.

4. Tour the Courtauld Collection from your armchair

The Courtauld Gallery is one of my favourite galleries in London. After a stunning makeover, it has opened its doors to visitors once again.

Get a sneak preview of what is behind its doors by taking a virtual tour of the gallery’s awesome collection . This includes Van Gough’s  Self-Portrait with Bandaged Ear  and Édouard Manet’s  A Bar at the Folies-Bergère .

5. Take a virtual tour of the Churchill War Rooms

models of 2 solders looking at a map in a war office

Touring the Churchill War Rooms is a terrific thing to do in London. But if you can’t physically be there, visit virtually through its impressive collection of images and videos.

You can just imagine Churchill’s ministers and military strategists thrashing out the Allied strategy in smoke-filled rooms.

6. Take a tour of the Houses of Parliament

Big Ben and the Palace of Westminster

Explore the nooks and crannies of the home of UK democracy on a  Houses of Parliament 360-degree virtual tour .

Starting at the central lobby, walk through the labyrinthine corridors of power to the House of Commons. Embrace your inner historian by clicking on the information icons on the ‘hotspots’ along the way.

There is also a separate Woman and Parliament Virtual Tour which traces the role of the gentler sex in the UK Government, including the Suffrage movement.

7. Drop into 10 Downing Street

entrance of house with sign for number ten

Let’s stay with UK politics. It’s not as if many people will get an opportunity to enter Downing Street, one of the most famous streets in London and the location of the Prime Minister’s home. But you can take a peek inside courtesy of a  virtual tour of 10 Downing Street .

I really like this London virtual tour. The image quality is superb and you can explore 10 Downing Street inside and out.

Start with the iconic staircase, lined with photographs of past Prime Ministers and then venture to the Cabinet Room with its elegant Corinthian columns. Complete your visit by checking out the Prime Minister’s office and the elegant Pillared Room.

Go full-screen for the best experience.

8. Walk in the footsteps of royalty at Buckingham Palace

gates and colonnaded facade of buckingham palace

Don’t stop at seeing where the PM conducts his business. Take a sneaky peek at HM The King’s official London residence with an armchair tour of Buckingham Palace .

This London virtual tour allows you to explore the opulent White Drawing Room, Throne Room and the Grand Staircase.

9. Stalk the corridors of Hampton Court Palace

hampton-court-palace exterior

Anyone who has read Hilary Mantel’s books will be familiar with the magnificent 16 th  Century Hampton Court Palace which was once the home of Henry VIII. One of the  most beautiful royal palaces in Europe , this is a fantastic place to visit, albeit pricey, but – you guessed it – you can now take a  virtual tour of Hampton Court Palace

This 8-minute video, narrated by a ‘Yeoman of the Guard’, starts in the courtyard before moving to rooms inside the Palace. A free online course on the history of royal fashion is also available.

10. Take a narrated tour of the Tower of London

tower of london

Visiting the Tower of London is a ust-do if you are in town. Sadly, the virtual tour of the Tower of London is no longer available. However, it does have a selction of excellent educational materials on its website .

Which London virtual tour will you take?

These virtual tours of London’s top sights vary hugely in their quality and the depth of information provided. As might be expected, most of these are very visual experiences at the expense of contextual information about what you are looking at.

However, the advantage of experiencing London’s key attractions from the comfort of your own sofa is that you can go at your own pace and don’t have to battle with the crowds. A virtual London tour also provides an opportunity to view spaces normally closed to the public, such as 10 Downing Street.

So pause Netflix and just do it.

Virtual House Tours: The Shortcut to a Faster Home Sale

Estate agents, virtual reality and how you can use it to sell your house faster

Updated: December 2023

8 minutes! That’s how long your property has to impress a potential home buyer when they view it online, according to research from top London estate agent, Foxtons!

In this fast-paced market, virtual house tours become essential, offering a comprehensive and immersive viewing experience in mere minutes. By leveraging virtual property tours, sellers can captivate potential buyers quickly, showcasing their property’s best features effectively and efficiently.

More & more firms are using VR tours to entice customers into using their services

Originally a staple of gaming and science fiction, Virtual Reality (VR) is now a key tool for many of the nation’s leading estate agents – and it’s proving its worth. VR offers a 360-degree virtual tour, revealing details and perspectives that traditional photos can’t match.

How often have we visited properties that, while stunning in photographs, disappoint in reality – perhaps due to an unexpected view of a power station or a kitchen too cramped for comfort? The ability to virtually explore a property before committing to an in-person viewing is a significant advantage for both buyers and sellers, saving time and aligning expectations.

Related: Do estate fees include virtual home tours?

According to EyeSpy360™, a software firm that provides such interactive technology, more than 75% of potential purchasers valued such interactive virtual viewings more than regular images. And when you take a look at these VR tours, the reasons why are immediately apparent.

Whether you’re a vendor or purchaser, an online virtual house tour is massively advantageous. The following roundup details the most forward-thinking of UK estate agents who now provide such 3D virtual property tours, something well worth considering when choosing an estate agent or looking for that to-die-for new home.

It’s fair to say all these agents are top notch, so in no particular order, let’s get started!

1) Foxtons: It’s London Baby!

London behemoth, Foxtons, realised the massive benefits of virtual tours back in 2016, when they began rolling out the tech from their Islington office. They offer intimate 360-degree virtual tours that can be viewed on all devices, with the ability to navigate at your will through the property, any garden or grounds, and the road on which the house is situated.

In addition, if you have a compatible VR headset, you can take the immersive experience one step further, and virtually step inside the house to view from every angle, as if you were actually inside.

If you don’t have your own headset, Foxtons also offer the opportunity to take advantage of virtual viewing in-branch. Compared to the time you’ll spend slogging around London to physically view multiple houses this is massively time saving. Plus you get to revel in the funky Foxtons vibe, whilst narrowing down the list of houses that really hit the must-have’s on your property search list.

2) Jeffery Ross: From the Buzz of the City to the Greens of the Valleys

Cardiff based Jeffrey Ross are the go-to property agent for Cardiff and wider Welsh region. And boy-oh-boy have they proved quite how effective VR property tours really are. Since bringing the technology to their customers they’ve reduced the amount of viewings by an almost inconceivable 57%, according to stats on their website.

And that, in anyone’s book, is pretty damn impressive.

Imagine not having to waste time viewing multiple properties before finding the perfect house? Not to mention reducing the average number of views it takes before you sell your house. Scarily this has now increased to an average of 19 times you need to have strangers traipsing around your house, and is continuing to rise. That’s an awful lot of mithering the kids to keep their rooms tidy or clearing up when Fido tracks muddy footprints thought the living room.

In fact, anything that helps you sell house fast , such as this interactive viewing, will make even the hardiest of vendors heave a huge sigh of relief.

3) Residential JLL: Adding AR into the Mix

The global giant that is JLL Residential has taken the concept of VR and injected some very potent steroids. They’ve also gone one step further by adding in the aspect of augmented reality.

Not only can potential customers use a VR headset to digitally tour a property, they can also use a headset to ‘visit’ a property that doesn’t yet exist. That’s a slam-dunk winning move when it comes to tempting buyers to purchase off plan.

Augmented reality means you can hold up your tablet or phone and check out how a room might look in a different colour. Or place your furniture inside, or see if Great Uncle Quentin’s grandfather clock you inherited all those years ago is too big for that corner alcove. In short, AR allows purchasers to road test their belongings way before they ever get to the making an offer stage.

Far preferable to that heart-stopping moment on moving day when you realise your beloved leather sofa just won’t make it round that corner, no matter what you do

4) Charters: Flexible Viewing Availability

Hampshire and Surrey based Charters Estate Agents have recently added the 360 degree virtual tour to their repertoire, allowing viewers to, “click in and around your home at any time of day or night”. And no, this isn’t some creepy stalker tech that allows weirdos to sneak a peek of you in your PJ’s! It’s pre-filmed and utilises the latest technology so those valuable prospects can take their own virtual wander around, whenever they want and as many times as they choose.

And being as so many now work unsocial hours, it means those who’re awake during the wee hours, or indeed in a different time zone, can be feeling the love for your property, not to mention making sure that your house genuinely does tick all the boxes before they commit to a (time-consuming for all) physical viewing.

5) Seddons: Engaging on a Digital Scale

Leading independent estate agent, Seddons, might well have been marketing property in the West Country since the late 1970s, but don’t be fooled into thinking they don’t use anything but the latest tech to get their houses sold.

Their dynamic team uses the power of social media and, of course, all the mainline online portals and digital channels such as Right Move and On The Market et, and with daily views of over 40 million , it’s essential that your property is marketed this way. But they’ve recently taken the additional step of including VR tours to engage with potential buyers. These allow viewers the option to see a property in three different and unique manners:

  • The Doll’s House View: A 3D structure so you can understand the layout of the entire property.
  • The Floor Plan: As it sounds, this gives a visual of the exact layout.
  • The Inside Walk Through: Navigated via a keyboard, mouse or finger from a device of your choosing.

6) Avard: Providing a Welcome Helping Hand

Describing themselves as, “a truly dynamic and forward thinking estate agency,” Avard market properties in the hugely popular areas of Brighton and Hove and their VR property tours attract house buyers both in branch and from the comfort of their own home.

In addition, and with a nod towards those who’re perhaps not quite as tech-savvy as Gen-Z’ers who’ve never known life without a device in hand, they also include a rather handy instruction tab in the bottom left hand corner. There’s also a floorplan to help you navigate throughout the property.

7) Jan Forster: Buying into the Lifestyle

North East agent, Jan Forster Estates, don’t simply use virtual reality viewing technology for their more upmarket properties. It’s refreshing to see that they plough just as much effort into their less expensive bricks and mortar as well.

As they say, VR allows potential purchasers to totally immerse themselves into the lifestyle a property brings. And it’s true. If you love hosting dinner parties, then that open plan kitchen/dining area won’t just tick an essential box, but you can literally count out the steps it’ll take to bring your culinary masterpiece to the table. Or if you yearn for your own little bit of Zen-space from the mayhem of family life, then embracing the vibe as you head to that perfectly located room at the end of the hallway can give you an idea of how your life will fit into the property – and to do so before you take the plunge (and the time off work) to go for a real-life visit.

8) Bridgfords: Prestige Promotions

The largest estate agent in the north of the country, Bridgfords give their higher value properties the virtual upgrade. Not only do prospective viewers get the digital walkaround either in branch or at home, but they get a dedicated personal service specifically designed to market the property to buyers of higher net worth.

After all, being as they specialise in properties in the so-called Golden Triangle of Cheshire, home to some of the most affluent villages and areas in the country (and have a branch in the village where the Beckhams used to life – Alderley Edge), you’d kinda expect them to offer the utmost in property viewing tech now, wouldn’t you?

8) Fine & Country: Technologically Beautiful Property at your Fingertips

With over 300 offices around the world, and specialising in the marketing of, as the name suggests, finest of properties – many of which are in glorious countryside locations – it makes sense that this network of independent estate agents has taken on board the ultimate in tech for VR viewing.

Fine & Country utilise the utmost in cutting edge technology, cloud processing and immersive digital experiences by using an AI (Artificial intelligence) powered platform called Matterport. Climb stairs, explore round corners, peer out of the windows. This really is almost as good as actually being in the property.

How do Estate Agents Create  Amazing VR Tours?

In the competitive UK property market, virtual reality (VR) tours are emerging as a game-changing tool for estate agents. These tours offer an immersive and interactive way to showcase properties, helping to capture the interest of potential buyers in a way traditional methods can’t match. This guide outlines the step-by-step process that estate agents follow to create these compelling VR tours, from initial planning to final distribution. That’s why picking the right estate agent is very important!

  • Planning and Preparation : The first step involves planning the tour. This includes deciding which areas of the property to highlight, understanding the property’s layout, and ensuring each space is well-presented and free of clutter.
  • Photography Equipment : Estate agents or professional photographers use 360-degree cameras to capture the property. These cameras can take panoramic images that cover every angle of a room. High-quality images are crucial for an immersive VR experience.
  • Shooting the Property : Photographers take multiple shots covering all angles of each room and area of the property. They ensure consistent lighting and quality to maintain realism in the virtual tour.
  • Image Processing and Stitching : The panoramic images are then processed and stitched together using specialized software. This step is crucial to create a seamless 360-degree view of each space.
  • Virtual Tour Software : The processed images are uploaded to a VR tour software. These platforms allow for the creation of interactive elements within the tour, such as clickable hotspots to move between rooms, information points, and sometimes even embedded videos or audio descriptions.
  • Navigation and User Interface : The navigation of the virtual tour is set up to be intuitive and user-friendly. This includes creating a logical flow through the property, ensuring that users can easily move from room to room and understand the layout of the property.
  • Integration and Hosting : Once the VR tour is ready, it’s integrated into the estate agent’s website or property listing platforms. The tour might be hosted on a cloud server to ensure it’s accessible from different devices and locations.
  • Quality Check and Feedback : Before launching, a thorough quality check is conducted to ensure the tour is glitch-free. Feedback may be gathered from a test audience to make any necessary adjustments.
  • Marketing and Distribution : Finally, the virtual tour is used as a part of the property’s marketing strategy. It’s shared on various platforms, including social media, to reach potential buyers.

Estate agents in the UK are increasingly using VR tours due to their effectiveness in engaging potential buyers and providing them with a realistic sense of the property before they visit in person. This technology is particularly beneficial in today’s market where buyers expect a rich, interactive online experience. This approach often makes homes sell faster .

Virtual Reality Helpful in More Ways than you Think

Virtual Reality (VR) is becoming increasingly instrumental in the real estate industry, offering a variety of benefits that extend far beyond the initial wow factor typically associated with this technology.

  • Virtual Property Showcases : VR technology allows potential clients to virtually visit properties from the comfort of their homes. This is particularly useful for clients who are considering properties that are far away, as it saves both time and travel expenses. Users can experience immersive, three-dimensional walkthroughs of properties, quickly visiting multiple locations to decide which are worth an in-person visit.
  • Virtual Staging : VR can transform how properties are presented. Imagine showing a property that is empty versus one that is fully furnished and styled. Virtual home staging makes properties more appealing with minimal investment, significantly enhancing the marketability of the property.
  • Architectural Visualization : Marketing properties that are yet to be constructed is a challenge. VR offers a cost-effective and immersive way to showcase both the exterior and interior of upcoming properties, helping potential buyers visualize the finished project.
  • Facility Management : In facility management, VR aids in planning maintenance, repair, and renovation tasks. It allows the creation of 3D models of buildings to plan out work and simulate how new furniture or equipment will fit into space before purchase or installation.
  • Virtual Instructions for Tenants : VR technology can efficiently communicate with tenants, especially in short-term vacation rentals. It helps in showing off property features and amenities and providing instructions, thereby enhancing the customer experience for both guests and landlords.
  • Virtual Commerce : VR enables potential buyers to make changes to the interior during a virtual tour. This provides a unique, interactive experience where clients can style the property according to their preferences, and even purchase showcased items directly.
  • Improved Sales and Marketing Strategies : VR has revitalized traditional sales strategies in real estate. It allows for detailed property showcases, faster decision-making, and improved customer conversion rates. Real estate professionals can showcase properties in intricate detail, contributing to faster decision-making and improved customer conversion rates.

The artwork and architecture is beautiful – I found it interesting to explore such an iconic building from the inside! We are all familiar with it from the outside but how many of us have actually set foot inside the Houses of Parliament? Having taken a virtual exploration it will definitely be on my London itinerary to do so when I next visit!

10 Downing Street is the official residence of the Prime Minister of the United Kingdom since 1735.

It may be familiar to fans of the rom-com Love Actually (one of a number of movies shot in London ) which has scenes featuring the staircase and a number of rooms in the house including the Prime Minister’s office. (though it has to be mentioned these were actually filmed at Shepperton Studios and not in 10 Downing Street!)

If you want to see whether the filmmakers got it right take a virtual tour to find out!

Reputed to be Henry VIII’s favourite royal palace Hampton Court is also popular with tourists from around the world with nearly 1 million people visiting every year.

Built in the early 16th century by Cardinal Wolsey Henry eventually took it over for himself and transformed it into the Mar-a-Lago of its day.

After Henry VII’s death, subsequent Kings and Queens added to the palace. In 1838 Queen Victoria opened it up to the public for all to enjoy.
