Take a look at Hilton's multi-million dollar plan for the iconic Clover Island Inn
Mar. 27—The incoming owners of Kennewick's Clover Island Inn will start transforming it into a Spark by Hilton in about a week.
CII Hospitality LLC, a limited liability company associated with Reno-based Kishan Group, expects to take possession of the 150-room hotel on April 6.
It will immediately begin final discussions with Hilton Hotels to renovate the aging property into the company's new "Spark" brand.
Kishan is buying the property from Clover Island Development Inc., which has owned it since 2001.
Terms of the deal are not yet public, but it required the approval of the Port of Kennewick, which owns the land under the hotel, 435 Clover Island Drive.
As expected, the port's elected commission enthusiastically approved a new, 50-year land lease with Kishan Group at its regular business session Tuesday, March 26.
Saved from bankruptcy
The current owners, led by Bill Lampson, president of Lampson International, bought the 1977-built hotel out of bankruptcy.
Lampson told port officials his group consists of business people who wanted the hotel to stay in business but did not bring expertise in the hospitality industry to the project. He called it a profitable property thanks to its manager and the community support it enjoys.
The inn relies on conventions and sports groups to fill its rooms.
But after 20-plus years, Lampson said it was time for hospitality experts to take over.
"Our ownership team is getting a little long in the tooth, including myself. We think it's time to move on," he said.
The Kishan Group is led by principals Aalbir "Bal" Gosal and Gurdeep "Zeal" Baines, CPA. The firm owns and redevelops hotels in Alaska, Florida, Louisiana, Montana and Nevada in addition to a Best Western Plus in Silverdale, Wash.
Gosal told the commission he was reluctant to invest in the Tri-Cities because of the large number of hotel projects being built here.
Million dollar views
But Clover Island's waterfront location and million-dollar views of the Columbia River convinced him it made sense. So, he joked, did the bottle of wine Lampson served at their first dinner.
"I think Bill got me drunk the very first night and I couldn't say 'no' to the project,' he said.
He is undaunted by the building's advancing years. The Lampson team has taken excellent care of the structure and that it has "good bones" he told the commission.
Hilton Hotels created a property improvement plan for the Clover Island Inn that provides an exhaustive look at the steps needed to bring it up to the brand's exacting standards. Hilton, he cautioned, won't let it open until it passes a thorough inspection by a team of seven.
Once it's part of the system, the property will tap into the Hilton Honors loyalty program, which boasts 100 million members.
Spark by Hilton is a new, budget-friendly Hilton brand that does not yet have a presence in Washington. Gosal said about six Sparks have opened since the brand formed about two years ago and deals are in place to open 100 more.
While the details are still being sorted out, Gosal told port officials it should retain most of its current amenities, including its swimming pool. Pools are optional for Spark hotels. But a resort-like location demands a rich list of amenities, he said.
Gosal said the company's construction arm will spend about 18 months renovating the property, starting with the first 74 rooms this winter. It could be fully converted by May 2025.
He estimated the cost at $2.6 million, but said that is a preliminary estimate.
The conversion will touch every aspect of the property, from rooms to common areas to the parking lot.
"It's going to need a lot of work," he said.
Gosal said the inn will operate as normal through the summer season, its busiest.
Turnaround experts
Kishan Group is focused on hotels and specializes in taking on older properties, often tired mid-century designs that don't attract modern audiences. It matches locations to brands, then spends about 18 months on renovations.
The land lease approved by the port includes an initial 20-year term with three options to renew for 10 years each.
As long as Kishan complies with the lease, the port can't cancel the agreement. Kishan will pay about $6,000 a month or $72,000 a year, with annual 3% increases.
The new lease obligates the owners to carry out the improvements spelled out in the Hilton plan, even if it ends up developing the property with a different brand.
This isn't the first time Lampson's group of investors has tried to sell the hotel.
In 2022, it agreed to sell the building to Portland-based Fortify Holdings.
The controversial developer planned to spend $20 million to convert its rooms into 180-200 micro apartments. The deal foundered with the Port of Kennewick commission voted 2-1 against selling the company the land under the hotel rather than leasing the property.
The current commission voted 3-0 to cancel the old Lampson lease and enter a new one with Kishan once the sale closes.

Boeing's woes could mean higher airfares for U.S. travelers

Boeing's production woes could lead to higher airfares and fewer flights for travelers to choose from.
The aviation giant is experiencing production delays as it grapples with the fallout from a Jan. 5 emergency on an Alaska Airlines flight , including addressing manufacturing and other operational defects. That is delaying aircraft deliveries for carriers including United Airlines and Southwest Air Lines.
Boeing data shows that through the end of February, it had a backlog of nearly 4,800 orders for 737 Max aircraft. That included 71 737 Max planes purchased by American Airlines, 100 for Delta Air Lines, 219 for Ryanair, 483 for Southwest and 349 for United. Their expected delivery dates were not specified. The aircraft manufacturer delivered a total of 42 737 Max jets in the first two months of the year.
"Disappointing news for consumers"
"It's not that airlines will have to cut flights — it's that they won't be able to add as many new flights as they perhaps had hoped to for the summer," Henry Harteveldt, an airline analyst with Atmosphere Research Group, told CBS MoneyWatch. "It's disappointing news for consumers and for airlines. Consumers may not have as many flights, and airlines won't be able to offer as many flights and make more money. It's lose-lose for airlines and travelers."
Southwest said it does not publicly discuss airfare prices. United also did not comment on airfares.
Even without a delay in jet deliveries, strong consumer demand can drive up the price for tickets. But reduced aircraft production capacity and high fuel costs are expected to put even more upward pressure on the cost of flying.
"Airlines are intimating that summer demand looks good, and that to me suggests that airfares would be higher anyway," Harteveldt said. "But obviously, when an airline doesn't have all the aircraft it expects to have and thus can't operate all the flights with all the capacity, there's a chance airfares would be higher than they otherwise would have been."
Working in consumers' favor is the fact that budget airlines including Breeze, Spirit and Velo are expanding, he added. "That provides a counterbalance to the fares the larger airlines charge."
Airline plans hit turbulence
Aircraft production issues have thrown airlines' "business and capacity plans into disarray for most of the second half of the year," said Robert Mann of R.W. Mann & Company, an airline industry consulting firm.
Southwest, which only flies 737s, will feel the hit from Boeing's issues most acutely. The airline has indicated it does not expect the 86 Boeing aircraft it had ordered to arrive this year, making it impossible for the airline to add fligths.
"It will inevitably mean less capacity in the second half of the year against what the airline had indicated earlier. An abrupt reduction in capacity like that will result in some higher prices," Mann said.
He expects consumers to have fewer flights to choose from on domestic and short-haul international routes to places such as Mexico and The Caribbean.
Prices for air tickets sold in February were up about 6%, according to the Airline Reporting Corporation. Mann expects costs to rise by as much as 10% in some cases. On an average fare of $573, that's roughly $57 more; for a family of four, that amounts to an extra $230 additional dollars.
"It could be significant," he said.
Public perception of how safe it is to fly is paramount to airlines and the air travel industry. In a worst-case outcome for airlines, Boeing's woes could lead some travelers to pull back on plane travel over perceived risks.
But aircraft manufacturers' production problems aren't expected to lead to a significant change in consumer behavior, according to Scott Keyes of Going.com.
"When you buy a ticket, you're not buying from Boeing or Airbus, you by from Delta, United or Spirit," Keyes said. "You don't look at what airplane will be flying and optimistically there will be little impact on the number of travelers."
If bookings were to drop, airlines would have to slash fares to try to lure people back to the skies.
"If you shaved away one to 4%, that could have big impact on margins and we'd see cheaper fares," Keyes said.

The Dali was less than 30 minutes into its planned 27-day journey when the ship ran into the Francis Scott Key Bridge on Tuesday.
The ship, which was sailing under the Singaporean flag, was on its way to Sri Lanka and was supposed to arrive there on April 22, according to VesselFinder, a ship tracking website.
The Dali, which is nearly 1,000 feet long, left the Baltimore port around 1 a.m. Eastern on Tuesday. The ship had two pilots onboard, according to a statement by its owners, Grace Ocean Investment. There were 22 crew members on board, the Maritime & Port Authority of Singapore said in a statement. There were no reports of any injuries, Grace Ocean said.
Before heading off on its voyage, the Dali had returned to the United States from Panama on March 19, harboring in New York. It then arrived on Saturday in Baltimore, where it spent two days in the port.
Maersk, the shipping giant, said in a statement on Tuesday that it had chartered the vessel, which was carrying Maersk cargo. No Maersk crew and personnel were onboard, the statement said, adding that the company was monitoring the investigations being carried out by the authorities and by Synergy Group, the company that was operating the vessel.
“We are horrified by what has happened in Baltimore, and our thoughts are with all of those affected,” the Maersk statement said.
The Dali was built in 2015 by the South Korea-based Hyundai Heavy Industries. The following year, the ship was involved in a minor incident when it hit a stone wall at the port of Antwerp . The Dali sustained damage at the time, but no one was injured.

Score a Southwest Companion Pass With Just One Round-trip Flight — but You'll Have to Book Soon
The offer is running until tomorrow night and is valid for travel from Aug. 5 through Oct. 2

Grab a friend and get ready to hit the skies by scoring one of Southwest Airlines’ limited-time Companion Passes, available by flying just one roundtrip flight.
The promotional passes, which allow travelers to designate one person to fly with them practically for free, are available to members of Southwest’s Rapid Rewards program who register for the promotion online and purchase one qualifying Southwest revenue flight by 11:59 p.m. CT on March 27, according to the airline . To qualify, travelers must book either a roundtrip flight or two one-way flights and must take off by May 22.
Customers who score a companion pass with the promotion can then designate a companion to travel with them from Aug. 5 through Oct. 2. Travelers can choose to change their designated companion up to three times with the promotional Companion Pass.
“We know the Companion Pass is a favorite perk of our Rapid Rewards program, and we're thrilled to bring back this promotion for a limited time so that Customers can experience why this popular benefit is so meaningful," Jonathan Clarkson, vice president of marketing at Southwest, said in a statement. "We invite our Customers to take advantage of this offer because traveling with your favorite Companion supports sharing of adventures and creating memories that can last a lifetime."
The Companion Pass allows holders to designate one companion to fly with them nearly for free , simply paying taxes and fees for each flight, which start at $5.60 each way. Typically, travelers can earn a Companion Pass by either flying 100 qualifying one-way flights or earning 135,000 qualifying points in a calendar year (which they can do by using a qualifying credit card, staying at partner hotels, and more).
The latest Companion Pass promotion comes on the heels of Southwest’s plans to start red-eye flights sometime in the next two years. It also follows the airline’s decision to redesign its cabins for 2025 featuring ( controversial ) slimmer new seats , adjustable headrests, and larger under-seat space.
