 A heart-shaped private island 50 miles north of New York City is back on the market. Called Petra Island (also called Petre Island), the property boasts two homes designed by Frank Lloyd Wright.

In 1949, the engineer Ahmed Chahroudi purchased the island and commissioned Wright to design a residence. Wright originally designed a sprawling 5,000-square-foot structure for the island, but when the owner realized he couldn’t afford the project, Wright was forced to build a smaller 1,200-square-foot cottage instead. 

Many years later, Petre’s new owner, John Massaro, decided to bring Wright’s original plans to life based on a handful of drawings, floorplans, and other documents that came with the property. He enlisted an architect and Wright scholar to complete the massive home around 2007.

The home has been off-and-on the market for years, and despite the controversy, Wright’s influence is clear. Broad, horizontal planes mark the design, and the home features geometric woodwork, built-in furniture, and an integration with its natural site.

The cantilevered building sits on Lake Mahopac, and is believed to be the largest home Wright ever designed—almost doubling the 15-foot cantilevers of Fallingwater. Other perks include a helipad, dock, and beach, all accessible by helicopter or a five-minute boat ride from the mainland.

Originally listed for $20 million, the Frank Lloyd Wright–inspired Massaro House on the 11-acre Petra Island in Lake Mahopac, New York, has recently lowered its asking price to $9,950,000.

The multimillion-dollar price tag not only includes an expansive 5,000-square-foot residence, but also the heart-shaped private island, a helipad—the home is a 15-minute helicopter ride from Manhattan—a guesthouse, and a teahouse.

The property also comes with a controversial Frank Lloyd Wright connection.

Although Frank Lloyd Wright did not have a direct hand in the final design and construction of the Massaro House, the blueprints for the dwelling are based on the original sketches he had created in 1950 for Ahmed Chahroudi, the former Petra Island owner who, due to prohibitive building costs, ended up turning down Wright’s proposal. Instead, Chahroudi asked Wright to blueprint a smaller 1,200-square-foot cottage, now used as a guesthouse.

In 1996, retired contractor Joseph Massaro purchased Petra Island, which included the sale of the sketches: one floor plan, three elevations, and a perspective drawing. With the help of architect and Wright historian Thomas A. Heinz and 3D modeling software, Massaro spent four years of construction time and an untold sum to bring to life Frank Lloyd Wright’s unrealized design—a project Wright had reportedly hoped would surpass Fallingwater in size and grandeur.

The 26 triangular skylights—covering a total area of 1,500 square feet—in the home are domed, although Wright would most likely have chosen flat skylights. Massaro reportedly said he did not choose flat skylights due to their propensity to leak.

Yet the Frank Lloyd Wright Foundation has refused to recognize the Massaro House and even sued Massaro, who is only allowed to use the phrase "inspired by Frank Lloyd Wright" with regards to the home. Previously, Massaro reportedly turned down the Foundation’s $450,000 offer to supervise construction.

Despite Massaro’s painstaking efforts to stay true to the original designs, Wright purists have taken issue with the property and lobbied criticisms that range from asserting all posthumous Wright projects are inauthentic to attacking deviations from the architect’s style, such as the use of domed skylights rather than the flat skylights Wright designed. According to Massaro, changes were typically made due to necessity—flat skylights tend to leak—or to meet modern comforts and building codes.

Without certification from the Foundation, the Massaro House isn’t officially a Frank Lloyd Wright home. However, the seven-bedroom, 3.5-bath property is undeniably unique and fully embraces Wright’s dramatic style of bringing the outdoors in.

The walls studded with locally sourced granite rocks throughout the home are meant to be in the likeness of Wright's "desert masonry" style but have garnered criticism from purists who say the rocks should sit flush. The most famous architect in American history, Frank Lloyd Wright designed over 1,000 structures, including Fallingwater, Johnson Wax Headquarters and the Guggenheim Museum. Roughly 50 miles north of New York City in the middle of Lake Mahopac on its own island, there is a stunning house cantilevered over the water that has had its share of controversy over whether or not it was designed by Frank Lloyd Wright.

Originally listed in 2012 at $20 million, it is back on the market priced at $9.95 million.

Known as the Massaro House , the original owner of the island, Ahmed Chahroudi, engaged Wright in 1950 to draw the plans of the main house and guest house. When they were completed, Chahroudi realized the cost to build was far over his $50,000 budget, so he had only the 1,200-square-foot guest house built.

The plans were passed on to the next owner, Joseph Massaro, who purchased the island in 1996 for $700,000. Massaro wanted to build the main house but didn’t care for some elements in the plans. The Frank Lloyd Wright foundation required $450,000 to rework the plans and supervise the construction in order to certify the house under the Wright name.

This was untenable to Massaro, so he hired Thomas A. Heinz, an architect-contractor and Wright historian to do the house instead. The Frank Lloyd Wright Foundation took Massaro to court obtaining a judgement that he was only allowed to describe the main house design as “Wright inspired,” though the guest house was an original Wright.

Built in 2007 on the 10.37-acre Petra Island, the 8,415-square-foot house has four bedrooms and two baths, between it and the guest houses there are six bedrooms and four baths. Also on the property is the original 1950 Wright-certified guest house, a second guest house, tea house, beach, dock and helipad.

Many Wright features are immediately recognized such as the large fireplace in the room jutting out over the water (there are six fireplaces in all), grouped skylights, built-in furniture, close to nature with the house built around and including boulders, and the use of wood throughout the home. Changes that Massaro made were adding air conditioning and radiant heat and the safety feature of chimney caps, which Wright detested.

Massaro also removed a stairwell that ran from the deck to the shore. Wright’s designs would not pass today’s building codes as initially drawn.

Used as a private getaway or for holding events, the island is only 50 miles from Manhattan and can be accessed by car, boat and helicopter. Lake Mahopac is a 587-acre lake to enjoy fishing, boating, jet skis and wave runners with skating and ice boating in the winter. A number of the island’s residents commute to Manhattan.

Wright Over Water – Petra Island

Y ou don’t have to travel far to go on a journey of discovery. In fact, if you’re in Mahopac, a short boat ride on the town’s namesake lake is all you need to feel like you’re standing in a world apart.

That world is to be found at the Massaro House, the Frank Lloyd Wright-designed masterpiece on Lake Mahopac’s Petra Island.

This June, businessman-turned-author Joe Massaro—who built the house from Lloyd-Wright’s plans—is launching Wright Over Water, an intimate 90-minute tour led by Massaro himself.

The tour includes a boat ride to and from Petra Island and a guided walk through of both the main house, which is now Massaro’s home, and the Lloyd-Wright designed guest house, which Massaro himself restored. There are also trails to explore the island’s rocky topography and enjoy views of the many spectacular homes on Lake Mahopac’s shoreline.

Yet the main house—which has been compared to Lloyd-Wright’s Falling Water—is the star—especially with a born storyteller like Massaro as a master of ceremonies. Piloting his comfortable boat from its South Lake Boulevard (Route 6N) dock, Massaro tells how the house, long regarded as a lost project, came to be built against all odds. No spoilers here, but there’s as much heart to the story as there is wood, brick and mortar.

“When they said I couldn’t do it, I knew I had to do it,” said Massaro, who bought the island in 1996 and soon began restoring the existing Wright-designed guest cottage that had fallen into disrepair. “Everyone thought I was crazy.”

Massaro, who sold his business in the early 2000s to focus on the island, knows all about proving people wrong. As he recounts in his book “The Impossible Road: From the First Seat in the Dumb Row to My Own Private Island,” underestimating him just spurs him on.

During our tour, Massaro recounted plenty of drama before, during, and after the construction of the house. But the real opening act is when the boat turns toward the island for the big reveal. Pictures of the home are beautiful and impressive—drone shots revealing the rooftop helipad will grab your attention—but no two-dimensional image can capture the majesty of the building that seems to emerge from the landscape and float over the water. One passenger said it reminded them of a Bond villain’s lair; except we find that he actually turns out to be one of the good guys.

The tour really comes to life the moment you step into the Massaro house. People talk about labors of love. But to hear Massaro tell it, this was a labor of sheer determination as well as affection. The story of how he got the plans, found the materials, oversaw the construction to get it up to modern codes, and completed the project is worth a few chapters in his next book. When you climb the latter to the roof and stand on the helipad, you can imagine the sense of triumph Massaro must have felt while looking over the lake.

The interior is as spectacular as the exterior. No two rooms are the same, and each displays incredible attention to  detail—all the way down to the drawer pulls.

It’s a reminder that this is not a museum, but a place with deep personal connections to the family that owns it. With a maximum of 10 people per trip, the tours are designed to be personal and intimate: The Massaro House is the Massaro home.

Tours include the Chahroudi House, the Massaro House and a short walk of the grounds. “This is a very exclusive, limited tour for 10 people at a time to see one of Frank Lloyd Wright’s masterpieces,” shares Joseph Massaro, who built the home. “Wright was commissioned by the Chahroudi family and asked to build his masterpiece, with no financial restraint. The Massaro House is his only design that was built after his death, on the exact location it was intended for.”

Joseph Massaro, who fell in love with Lake Mahopac when he was 16 years old, shares that originally, he never intended to buy Petra Island. However, after visiting the island a few times and discovering the owner was in financial trouble, he came up with a plan to purchase the island and build the famed Wright home. “I started thinking about building the house after I sold my company, I was getting bored and needed something to do. I really never thought that the town would let me build it because of the 100-foot setback from the lake required,” he explains.

It is truly divine. I didn’t want to leave.”

A heart-shaped private island 50 miles north of New York City is still on the market, now at an over 20 percent discount from its 2018 list price. Called Petra Island (also called Petre Island), the 10-acre property boasts two homes with Frank Lloyd Wright ties, an original ’50s guest house that Wright actually built and a larger residence built decades later based on Wright’s early drawings.

In 1949, the engineer Ahmed Chahroudi purchased the island and commissioned Wright to design a residence. Wright originally designed a sprawling 5,000-square-foot structure for the site, but when the owner realized he couldn’t afford the project , Wright was forced to build a smaller 1,200-square-foot cottage instead.

Many years later, Petra’s new owner, John Massaro, decided to bring Wright’s original plans to life based on a handful of drawings, floorplans, and other documents that came with the property. He enlisted an architect and Wright scholar to complete the massive home around 2007, but the Frank Lloyd Wright Foundation has refused to recognize it as an authentic Wright design on the basis of aesthetic and construction choices in the completed house.

The home has been off-and-on the market for years, and in 2018 it was asking $12,900,000. Despite the house’s disputed origins, its Wright influence is clear. Broad, horizontal planes mark the design, and the house features geometric woodwork, built-in furniture, and a careful integration with its natural site.

The cantilevered building sits on Lake Mahopac, and is believed to be the largest home Wright ever designed—almost doubling the 15-foot cantilevers of Fallingwater. Other perks include a helipad, dock, and beach, and the home is accessible by helicopter or a five-minute boat ride from the mainland.

A private island, located in the middle of Lake Mahopac, New York, has been put on the market to be sold for $14,920,000 including the controversial Massaro House designed by Frank Lloyd Wright.

The Massaro House is situated atop at the heart-shaped private Petra Island, which spans an 11 acre area - the property sits magnificently in the middle of Lake Mahopac, and is only a 15-minute helicopter ride from Manhattan or a 4.5-minute helicopter ride from Westchester County Airport.

Frank Lloyd Wright's historic house is conceived as one of the most magnificent properties in the New York metropolitan area, also famous with its "a never-constructed project" story. Back in 1949, an engineer named A. K. Chahroudi, commissioned the famed architect Frank Lloyd Wright to design a  house on the 10-acre (40,000 square meters) Petre Island, which Chahroudi owned. 

Even, the architect claimed that "When I finish the house on the island, it will surpass your Fallingwater," told Edgar Kaufmann, the owner of Wright’s celebrated Fallingwater.

After Frank Lloyd Wright worked on the project for three months, Chahroudi cancelled the project as he couldn’t afford the $50,000 budget and the house was never built, and instead of that, Wright designed a 1,200-square-foot (110 square meters) cottage for Chahroudi for the island.

In 1996, Joseph Massaro, a sheet metal contractor, purchased the Petre Island for $700,000, and with the original renderings and drawings of this "never-built of Wright house", as part of the total budget of this island.

After Massaro sold his business in 2000, he started to construction of the Massaro House with existing plans in his hands and the construction period took place between 2003-2007. 

For that mission, Massaro commissioned Thomas A. Heinz, an architect and Wright historian, to complete the unfinished house. Then, Heinz worked on Wright's plans on the 3D software in detail because Wright's original drawings were not clear enough to understand the building's character.

However, during this period, the Frank Lloyd Wright Foundation filed a lawsuit against Joseph Massaro for misinterpreting the plans and not referring to the original designs of the architect. According to Massaro, the foundation requested $450,000 to render working drawings from Wright's sketches and supervise construction of the house.

In addition, the foundation refused to recognize Massaro House as an official Frank Lloyd Wright creation. "It’s not a Frank Lloyd Wright house, because it hasn’t been certified by the foundation," said Philip Allsopp, the foundation’s chief executive office.

The Massaro House was put on the market for $20 M in 2012, now it is again on the sale list for by approximately reducing the prize $5M, announced by Chilton & Chadwick , a global real estate concierge. 

The property consists of 6 bedrooms, 3.5 bathrooms, two guest houses, tea house and dock, a helipad on the roof and room for a pool, tennis court, covering a total of 557, 418-square-metre area and is surrounded by 2,000 square feet of decks.

The house is an elongated structure towards the natural beauty of the lake and raised above a stony pillar. Embedded in the existing landscape, the interior of the house takes natural daylight by its frowsty windows. Two mega rock formations, sized by 4mx18m, greet visitors in the main foyer and other rock formations also appear in the bathroom and kitchen.

Lena, our guide in Moscow was excellent. She was very knowledgable and could answer any question we had for her. We liked that she could pick up on our interests and take us places we might not have thought of to go. When we realized that one of the places we had chosen to see would probably not be that interesting to us, she was able to arrange entry to the Diamond Fund and the Armoury for us. Riding the Metro with Lena was a real adventure and a lot of fun. In Saint Petersburg we found Anna well versed in the history of the Tsars and in the Hermitage collection. Arkady in Veliky Novgorod was a very good guide and answered all of our questions with ease. Novgorod was perhaps a long way to go for a day trip, but we did enjoy it. Vasily was a great driver to have and kept us safe with good humour and skill. We enjoyed ourselves so much, my daughter says she is already planning to return. We would both have no hesistation to recommend ExpresstoRussia to anyone we know.

Just wanted to let you know that My grandson Bruno and I couldn´t have been more pleased with our week in Moscow (6/15 - 6/21). We were absolutely enchanted with the whole experience, including getting lost a couple of times in the Metro during our free time. Although both our guides (both Eleanas) were excellent, I would particularly commend the first one (she took us to the Tatiakov, the KGB tour, and to that beautiful cemetery where so many great Russian artists, authors, composers, musicians, militarists, and politicians are buried). Her knowledge is encyclopedic; and her understanding of today´s Russia as a product of its past was, for us, truly enlightening. I will be taking another tour in Russia, with my wife, within the next two or three years. I will be in touch with you when the time comes. Do they speak English in Moscow?

As Russia’s capital city, tourists are well accommodated in Moscow. There should be English-speaking staff in restaurants, bars, hotels, shops and attractions in tourist hotspots, and there are also English-speaking tourist police. Transport services have English translations on their maps and English announcements via intercom; alternatively, order taxis from the Yandex Taxi app (Russian Uber), though it’s unlikely that your taxi driver will speak English. If you get stuck and cannot communicate, it’s fine to use Google Translate.

Is it safe to travel to Moscow?

It is no less safe to travel to Moscow than to any European city if you exercise common sense and look after your belongings. As with every city some regions can be more unsavoury than others, but no tourist attractions are located there. The traffic in Moscow is notorious, so exercise caution when crossing roads. Do not take unlicensed taxis; book in advance or take public transport, which is widespread and perfectly safe. If you encounter any problems, look for the special tourist police who can help you. The heart of Moscow is the Kremlin and Red Square. Red Square used to be a lively marketplace. Krasnaya (Red) is the Old Russian word for beautiful. Pause in Red Square to review its dark and glorious moments in Russian history.

Ivan the Terrible ordered the construction of St. Basil’s Cathedral on Red Square. He chose two architects, Barma and Postnik, to create this now famous Russian Orthodox church. According to legend, Ivan blinded both of them so they couldn’t create a similar masterpiece anywhere else. During Joseph Stalin’s rule, Saint Basil’s was in danger of being destroyed to make room for larger demonstrations and marches on Red Square.

Then view the Christ the Savior cathedral, a church with a controversial history. It was torn down by the Bolsheviks in favor of a massive monument to socialism known as the Palace of the Soviets. A giant statue of Lenin was slated to be mounted on the roof. In a twist of fate, the construction of the Palace was halted due to the lack of funds. Later, it was transformed into the world’s largest open-air swimming pool.

After you learn about the history of the rebuilt Christ the Savior cathedral, reach the Novodevichy (New Maiden) Convent. The convent, founded in 1524, is one of Moscow’s most beautiful monasteries. It’s also known as the “Convent of the Broken Hearts.” It was the residence that out-of-favor wives of aristocrats were banished to when their spouse decided to marry another woman.

Day 1 - Arrival in Moscow

Arrive in Moscow; start of the tour

Today is the first day of your Great Moscow Tour, so upon arriving in Moscow, get a transfer to the hotel. Checking-in into the hotel, spend the day relaxing and visiting local places in and around the hotel.

Day 2 - Moscow City Tour

Cathedral of Christ the Saviour, Moscow State University, Several other Landmarks

Today, after breakfast, visit some of the iconic landmarks of Moscow. The list includes Cathedral of Christ the Saviour, monument to Peter I, Moscow State University, Hill of Respectful Salutation, Sparrow Hills, New Arbat, Tverskaja Streets, Theatre, Pushkin Squares and  Boulevard Ring.

Catch a scenic view of the Kremlin from the Sifiyskaya embankment and the New Maiden Nunnery. Spend some time at the Old Arbat Street, where one can find sidewalk artists, cafes and shops. Enjoy some free time to explore the historical Red Square. Proceed to St. Basil’s Cathedral which is an enduring symbol in Moscow. Also, a visit to Tretyakov Gallery will expose tourists to the best Russian art collection in the world.

Day 3 - Tour to Kremlin

The Armory and other historical places in the Kremlin

Waking up today morning, visit The Armoury, which is a treasury museum. Some parts of this museum houses artefacts and other historical pieces of interest like gowns and thrones, gold and silver items created by Russian and European jewellers as well as the armour worn by knights.

In addition to all these, you will also get the opportunity to visit Cathedral Square, Assumption, Archangel’s and Holy Annunciation Cathedrals in addition to the Tsar Cannon, the Tsar Bell, Alexander garden and take a ride on the Moscow metro train.

Day 4 - Cultural & Religious Tour in Moscow

Cathedral of Christ the Saviour, Pushkin State Museum of Fine Arts

Today, you will be visiting the Cathedral of Christ the Saviour, which was destroyed in 1931, and was converted and used as a swimming pool for close to 35 years. Also visit Pushkin State Museum of Fine Arts which is among the largest museums in the world and houses a large collection of famous antiques and Renaissance masterpieces. Spend the rest of the day exploring other places in the city.

Day 5 - Another Day of Moscow Tour

New Maiden Nunnery, New Maiden Cemetery

Today will be the last day of the great Moscow tour. On this day, you will be visiting the New Maiden Nunnery, a convent known for housing sacred relics while also serving as a safe house for exiled girls who come from noble households if they get pregnant out of wed lock. Also visit New Maiden Cemetery, the burial ground for a number of powerful Russian and Soviet politicians, World War II heroes, musicians, authors and actors. Spend the rest of the day indulging in some personal sightseeing.

Day 6 - Departure from Moscow
